Tenant Fees Schedule
(New Assured Shorthold Tenancies – ASTs – signed on or after 1st June 2019
Tenancy Holding Deposit = one week’s rent
This is to reserve a property. Should a relevant person (tenant/s and/or guarantor/s) withdraw from the tenancy, provide materially misleading or false information, fail a right to rent check or fail to sign the AST (and/or guarantor agreement/deed of guarantee within 15 calendar days, this will be withheld. The failure to sign the agreement within 15 calendar days can be amended as mutually agreed in writing.
Tenancy/Security Deposit (rent under £50,000 per year) = Five week’s rent.
This covers defaults or damages by the tenant/s during the tenancy
Tenancy/Security Deposit (rent over £50,000 per year) = Six week’s rent.
This covers defaults or damages by the tenant/s during the tenancy
Unpaid Rent
Interest at 4% above the Bank of England Base Rate will be charged from the Rent Due Date until paid to pursue the non-payment of rent. The interest of 4% above the Bank of England Base Rate will not be charged until the rent is more than 14 days late (in arrears).
Lost Key(s) and other Security Devices
If the loss results in locks needing to be changed, all costs associated with this – including the cost of a locksmith, replacement lock and replacement keys for all tenants, landlords and any other persons requiring a key will be charged to the tenant/s. Tenants are liable for the actual (total) cost of replacing keys and any other security device(s).
Contract Variation (Tenant’s Request) = £50 inc VAT per variation.
This covers the costs in taking the landlord’s instructions along with the preparation and execution of new documents.
Change sharer/co-tenant (Tenant’s Request) £50 inc VAT per replacement tenant or any reasonable costs if these are incurred higher.
